Good home inspectors will take pride in their work and reputation. They consistently upgrade their skills and belong to professional organizations. When choosing an inspector, it is important that they can provide you with honest, unbiased advice. They should present all of the conditions of the home without getting involved in the purchase decision. An inspector who glosses over the faults of the home is just as bad as one who portrays every defect, no matter how trivial as a reason to re-negotiate the offer. It is also important for the inspector to compare the condition of the home against other similar homes. You can't expect a 30 year old split level to be in the same condition and state of repair as a brand new executive mansion. Most importantly, you should be able to choose your own inspector. In order to maintain impartiality, your Realtor should be able to recommend a few good inspectors, without requiring you to use any one specific person.
